Principal stages of project management activities on execution of a real estate development project in Dubai *

  • Stage 1

    Registering a company, obtaining a commercial license from Dubai Economic Department, acquiring a land plot, obtaining a developer registration certificate from Dubai Land Department / Real Estate Regulatory Agency

  • Stage 2

    Selecting an engineering consulting company (project design and technical supervision) and interior/exterior design company, if required, as well as other project consultants

  • Stage 3

    Preparing, submitting and validating the project design documents and drawings (preliminary/concept design drawings, schematic design drawings, detailed design / building permit drawings etc.) and obtaining NOCs and approvals from Nakheel PJSC, Trakhees CED and other government authorities

  • Stage 4

    Conducting a tender and selecting a project main contractor, obtaining construction and other NOCs and approvals

  • Stage 5

    Proceeding to site mobilization, commencement of construction works

  • Stage 6

    Registering the project in Dubai Land Department / Real Estate Regulatory Agency, opening an escrow account and launching the sales

  • Stage 7

    Carrying out construction works and regular project status inspections in compliance with Trakhees CED, Dubai Civil Defense, Dubai Land Department / Real Estate Regulatory Agency and other authority requirements

    Carrying out corporate financial and management accounting and reporting as well as fulfilling escrow account, external annual audit, tax filing, and other statutory requirements

  • Stage 8

    Ensuring a formal completion of construction works, including issuance of the building completion certificate and project completion reports from Dubai Civil Defense, Nakheel PJSC, Trakhees CED, Dubai Land Department / Real Estate Regulatory Agency and others

  • Stage 9

    Issuing the title deeds and handing over apartments to owners, handing over the management and maintenance of a building to owners’ association management company and facilities management company
